DUCT RANGER LLC – TERMS AND CONDITIONS
By scheduling service with Duct Ranger LLC (“Duct Ranger”), approving an estimate, or allowing work to proceed, the customer, property owner, property manager, HOA, COA, or authorized representative (“Customer”) agrees to and is bound by the following Terms and Conditions.

Scope of Work
Duct Ranger provides the following services:
- Dryer Vent Services: Cleaning, inspections, airflow testing, diagnostics, reroutes, component replacement, and code-compliance corrections.
- Roofing Services: Tear-off, shingle installation, underlayment, flashing, ridge vent installation, leak barrier, and related roofing labor.
All services are limited to the scope defined in the approved estimate or booking. Any additional work identified during service will require Customer approval prior to performance.

Authorization to Perform Work
Any individual scheduling or approving services on behalf of a property, including property managers, HOAs, COAs, or representatives, confirms they have full authority to approve work and accept financial responsibility on behalf of the property owner or association.

Access, Utilities, and Site Readiness
Customer is responsible for ensuring:
- Safe and legal access to all work areas
- Tenant notification and coordination (if applicable)
- Clear and unobstructed access to vents, appliances, and roofing areas
- Active and functioning utilities where required
Duct Ranger is not responsible for delays or inability to perform services due to lack of access, unsafe conditions, tenant absence, locked units, or weather conditions.

Scheduling, Cancellations, and No-Shows
- Cancellations made less than 24 hours prior to the scheduled service are subject to a $50 cancellation fee
- Failure to provide access or jobsite readiness at the scheduled time will result in a $50 no-show fee
- Fees may be charged to the card on file or added to the invoice
- Fees apply per appointment and/or per unit when applicable

Payment Terms
- Payment is due upon completion of service unless otherwise agreed in writing
- Roofing and large projects require a 30% deposit prior to scheduling or material ordering
- Approved commercial or property management accounts may receive invoicing terms at Duct Ranger’s discretion
- Past-due balances may incur late fees, service suspension, and collection activity. Customer agrees to pay all costs of collection, including reasonable attorney’s fees, court costs, and interest at the maximum rate permitted by law.
Duct Ranger reserves the right to file a mechanic’s or materialman’s lien against the property for non-payment as permitted by law.

Unforeseen Conditions (Roofing)
Roofing work may expose concealed conditions including, but not limited to, rotted decking, structural deficiencies, water damage, or improper prior installations.
Such conditions are not included in the original scope of work and will require additional approval and cost before repairs are performed.

System Conditions and Findings
Duct Ranger is not responsible for pre-existing conditions including:
- Improper installations or code violations
- Concealed damage or structural defects
- Appliance malfunctions
- Venting systems that do not meet current standards
- Pre-existing roofing issues
All identified deficiencies will be documented and communicated.

Performance Expectations
- Dryer Vent Services: Performance improvements depend on system design, vent length, materials, airflow restrictions, and appliance condition. Cleaning does not guarantee full restoration of airflow or drying performance where system limitations exist.
- Roofing Services: Roof performance depends on proper installation, structural integrity, weather conditions, and code compliance. No guarantees are made beyond applicable manufacturer warranties and stated workmanship warranty.

Right to Refuse or Discontinue Work
Duct Ranger reserves the right to refuse or discontinue work at any time due to unsafe conditions, code violations, structural concerns, aggressive occupants, or any condition that poses risk to personnel or property.

Property Damage and Limitations
Duct Ranger will exercise reasonable care during service but is not responsible for damage resulting from:
- Hidden defects or deteriorated materials
- Brittle or improperly installed ducting
- Inaccessible or concealed components
- Pre-existing roofing conditions
- Severe weather or external events beyond control

Warranty
- Roofing Materials: Manufacturer warranties may be available on roofing materials used, including enhanced warranties through programs such as GAF when applicable. Eligibility for manufacturer warranties depends on product selection, system components, installation requirements, registration, and manufacturer approval.
- Duct Ranger does not guarantee the availability, approval, or coverage of any manufacturer warranty. All manufacturer warranties are provided directly by the manufacturer and are subject to their terms, conditions, and claim processes.
- As a GAF-certified contractor, Duct Ranger installs roofing systems in accordance with manufacturer guidelines required for enhanced warranty eligibility when selected and approved.
- Roofing Workmanship: Duct Ranger provides a 3-year workmanship warranty covering installation defects. This does not include damage from weather events, structural issues, improper maintenance, or third-party work.
- Dryer Vent Work: Warranty applies only to the condition of the system at the time of service and does not cover future buildup, usage changes, or system design limitations unless otherwise stated in writing.

Documentation and Media
Duct Ranger may capture photos or video during service for documentation, quality control, training, and marketing. No identifying personal or tenant information will be shared without consent.

Limitation of Liability
To the fullest extent permitted by law:
- Duct Ranger LLC’s total liability is limited to the amount paid for the services performed
- Duct Ranger shall not be liable for indirect, incidental, or consequential damages, including but not limited to property damage, loss of use, loss of income, or personal injury
- Warranty remedies are limited to repair or replacement at Duct Ranger’s discretion

Indemnification
Customer agrees to indemnify and hold harmless Duct Ranger LLC from any claims, damages, or liabilities arising from pre-existing conditions, third-party work, failure to maintain the property, or conditions beyond Duct Ranger’s control.

Force Majeure
Duct Ranger is not liable for delays or failure to perform due to events beyond its control, including but not limited to weather, natural disasters, supply chain issues, labor shortages, or governmental actions.

Governing Law
These Terms and Conditions shall be governed by the laws of the state in which the service is performed.

Entire Agreement
These Terms and Conditions constitute the entire agreement between the parties and supersede any prior discussions, representations, or agreements unless confirmed in writing.
By scheduling service, approving an estimate, or allowing work to proceed, Customer acknowledges and agrees to these Terms and Conditions.
